Timber fencing in Greenvale
Capped palings have a rail along the top, with the posts left showing. Dunhelen and The Lakeside ask for them, and they're a straight swap for a tired old paling fence.

Colorbond fences
Painted steel sheets for side and back boundaries. True North's guidelines make Colorbond the fence between lots.

Pool fencing
Glass or aluminium pool barriers for a new pool or a renovated backyard.

Side gates
A gate down the side of the house, built in the same timber or steel as the fence.
Estate fence rules in Greenvale
Greenvale's estate guidelines don't agree. Depending on where you bought, the guidelines ask for timber, steel or brush, which is a fence of packed dry brushwood.
Dunhelen
Capped palings with exposed posts, a 1.8 m maximum at the back, and no front boundary fence. Where a fence stands on a retaining wall, the two together top out at 2 m. Fencing goes in within 3 months of the certificate of occupancy, the sign-off that the house is ready to live in.
True North
Colorbond on the side and back, 1.8 m at most, shown in Woodland Grey. Fences facing a street or open space can be decorative or Colorbond mini orb, a small-ripple sheet, along up to 60% of that side.
The Lakeside
Lapped and capped timber (each board overlaps the next) with exposed posts, 1.8 m at most, stopping 1.5 m short of the house's front wall. Front fences only on some lots, in steel picket or rendered masonry, never timber pickets.
Grandeur
A nine-lot estate off Mickleham Road. The developer fences the road and the outer edge, and fences between lots are brush, 1.8 m at most, behind the house.
A later stage can bring new rules, so follow the copy in your own contract of sale.
Fencing beside Woodlands Historic Park
A landscape overlay, a set of extra planning rules, follows Moonee Ponds Creek from Yuroke. Its written description names Woodlands Historic Park in Greenvale, with its grassland, River Red Gums and stony knolls.
Where that overlay applies, building a fence takes a planning permit. Once a fence stands beyond 50 m from the creek's top bank, two kinds don't need one:
- a low open farm fence, 1.4 m or under, such as post and wire or chain mesh
- a fence that's at least half see-through and under 1.8 m
Greenvale Reservoir
Land around the reservoir, which supplies drinking water to Melbourne's north-west, has its own environmental overlay. Fences there need no permit unless they sit in a waterway management easement, a strip set aside on your title or subdivision plan.

Old homesteads
Heritage listings include Woodlands Homestead, Dunhelen Homestead on Mickleham Road and Prospect Cottage on Providence Road. If your property is one of them, planning approval is needed for fencing that passers-by or park visitors can see.

Whether any of this applies to your block depends on the planning maps. A VicPlan property report shows the overlays on your address.
What Hume asks of Greenvale fences
Hume City Council sets the building rules in Greenvale. A boundary fence on your side or back line can reach 2 m before it needs a building permit.
- Front fences
- Hume's residential zone has no front fence limit of its own, so the state standard applies. Closer than 3 m to the street, a fence past 1.5 m calls for a building permit.Source: Hume City Council: Fencing and Retaining Walls (opens in a new tab)
- Walls that hold back soil
- Retaining walls taller than 1 m call for a building permit too. A lower one can as well, if it supports next door's land or comes with other building work.
- Reserve boundaries
- A fence shared with a council park or reserve may qualify for help from Hume. Street-line fences, corner blocks, laneways and walkways don't.
General information only. Hume City Council and your estate have the final say on your block.

Greenvale fence FAQs
Rules vary by block and estate stage, so ask Hume or the developer about yours.

It depends on the estate. Dunhelen and The Lakeside want capped timber, True North wants Colorbond, and Grandeur uses brush between lots.
Normally the two of you split the bill for a fence that's right for the area, such as 1.8 m timber palings. Whoever wants something taller or dearer covers the difference. If you can't agree, a fencing notice, the formal written request, gives your neighbour 30 days to answer.

It may. Hume says a boundary with one of its parks or reserves can be eligible for a council contribution. Check the process with council first.

On some estates, no. Dunhelen doesn't allow a front boundary fence, and The Lakeside only allows one on certain lots, in steel picket or rendered masonry, 1.2 m at most.
